The Reality

The amenity claim is one of the few in this market that actually undersells itself rather than oversells it. The clubhouse and the included 18-hole championship course are genuinely part of the HOA — you are not paying a separate golf club fee on top of dues the way you would at many private-course communities. That's a real structural advantage, not marketing gloss.

The catch is what "resort-style" costs to maintain. Encanterra's HOA runs roughly $420–$490 a month, which is the highest in the Phoenix-area 55+ market. The golf inclusion explains most of that gap versus lower-HOA communities — but it means you're paying for the amenity campus every month whether you golf twice a week or never.

Single-builder communities like Encanterra have a real, underappreciated advantage on resale: every home came from the same design and construction standard, so comparing two listings is closer to apples-to-apples than in a multi-builder community. Buyers shopping Encanterra resale aren't guessing which builder cut corners on a given phase.

The tradeoff is that Encanterra's phases are largely built out at this point — most of what's available today is resale, not new construction. If a builder warranty and full option selection matter to you, verify directly whether any newer-phase lots are still open; don't assume new-construction pricing and flexibility apply to whatever is currently listed.

It genuinely is quieter and less built-up than the Sun City corridor, and Shea's site planning uses that space well. But it also means real driving distance to Scottsdale, Tempe, and central Phoenix for anything beyond local shopping and healthcare — this isn't a community where you pop into downtown Phoenix on a whim.

Pinal County's tax structure and growth trajectory are also different from the more established Maricopa County 55+ corridor. If you're comparing Encanterra against a Maricopa County community, get the actual current tax bill for a specific home rather than assuming county lines don't matter — they show up in the closing numbers.

"Desert living means low-maintenance landscaping and year-round sunshine."

The Reality

Desert xeriscaping is lower-water and lower-mow than a grass lawn, but "low-maintenance" is relative, not absolute. HOA landscaping standards in Arizona 55+ communities are typically strict about rock placement, plant selection, and irrigation lines — and desert plants still need pruning, and irrigation systems still fail in ways that are easy to miss until a water bill or a plant die-off flags it. Budget for periodic professional landscape maintenance rather than assuming "desert" means "no upkeep."

The climate tradeoff is the one most Northeast and Midwest buyers underestimate going in: summer in Queen Creek runs into the 100s for months, which changes how residents actually use outdoor amenities — the golf course and pools are a morning-and-evening activity in summer, not an all-day one. Ask current residents how they structure their summer schedule before assuming your current routine will simply transfer.
