Southlake sits in the northeast corner of Tarrant County; Rockwall sits east of Dallas on the opposite side of the metro. The straight-line drive between them is close to 50 miles. Why This Page Exists

Every other corridor in this guide — North Collin County, the Denton/Lake Lewisville belt, the Mid-Cities, and South DFW — is a genuine contiguous geography. This one isn't. It's the catch-all for communities that don't fit neatly into those four buckets: a Fort Worth condo development, two Southlake communities, a Grand Prairie lake community, and a couple of outliers that are technically back up in Collin County. We're keeping the hub site's own grouping rather than inventing a false geographic story, and breaking it into honest pieces below.

Fort Worth Proper

Downtown Fort Worth sits along I-30 and I-820, roughly 15-20 minutes from most of the city's residential neighborhoods and about 25 minutes from DFW Airport. Ladera's Fort Worth entry uses a condo ownership structure rather than a traditional single-family HOA.

Southlake — Northeast Tarrant's Luxury Pocket

Southlake sits along TX-114, about 20 minutes north of downtown Fort Worth and 15 minutes from DFW Airport — one of the most affluent suburbs in the entire metro, known for its upscale retail (Southlake Town Square) and top-rated schools. Its 55+ inventory leans toward the luxury condo end of the market.

Rockwall — East of Dallas, Not Yet Fully on the Map

Rockwall sits east of Dallas along I-30, on the opposite side of the metro from Fort Worth and Southlake. It doesn't yet have a named, dedicated 55+ community listed in the hub directory — but the county carries genuine relevance here because Ladera is actively expanding into it, and because Rockwall posts some of the lowest effective property tax rates in the entire DFW market, roughly 1.6% to 2.2%. If a low tax bill matters as much to you as the community itself, it's worth watching this county even before a specific listing appears. Confirm current availability and pricing with a professional before assuming a Rockwall option exists at the moment you're ready to buy.

The Other Scattered Communities

A few more communities round out this catch-all corridor — one on a lake between Dallas and Fort Worth, and two that are honestly closer to the North Collin County corridor geographically but appear in this grouping on the hub directory.

The Cost Picture, County by County

Because this isn't one geography, it isn't one tax picture either. Tarrant County (Fort Worth and Southlake) runs roughly 1.85% to above 2.4% effective, similar to the Mid-Cities corridor. Rockwall County runs meaningfully lower, roughly 1.6% to 2.2% — among the lowest in the metro. Collin County, where Fireside Village and The Village at Prestonwood actually sit, runs 1.7% to 2.3%, matching the North Collin County corridor's numbers. HOA structures vary just as widely: Watermere's luxury condos carry higher monthly fees than a no-clubhouse community like South Village or Fireside Village. Confirm the current rate and fee schedule on any specific address with a professional.

What This Grouping Gives Up

The honest downside of this page is the lack of a coherent identity: you can't tour "the corridor" in an afternoon the way you can in Collin or Denton County, because the three places are 20 to 50 miles apart. If you want a tight geographic cluster to compare community to community, look at one of the other four DFW corridors instead. What this grouping does offer is real variety — Fort Worth's urban core, Southlake's luxury retail scene, and Rockwall's low tax rates — for buyers who haven't yet settled on one side of the metro.

Who Fits Here
