The advantage: convenience, quality, and social density. Everything is world-class, everything is close, and 2,700–4,000+ residents create a deep social ecosystem. If you’re a golfer, the on-site 18–36 holes with resident rates are a major draw.
The drawback: cost ($2,800–$3,500/year HOA plus golf fees plus capital improvement fee) and isolation. SaddleBrooke is 40 minutes from Tucson. If you tire of the on-site restaurant or want variety, you’re driving.
Del Webb builds a focused recreation center — typically 14,000–20,000 sq ft — with pool, fitness, courts, and social space. A Lifestyle Director organizes programming. Everything else (golf, dining, shopping) is outside the community.
The advantage: you pay for exactly what you use. No golf subsidy if you don’t play. Lower HOA than Robson. Newer construction in most Tucson locations. Multiple community options across different corridors.
