7. The Lifestyle Director Position Is Not Guaranteed
Heritage Isle employs a lifestyle director who manages the community's social calendar. This position is funded by the HOA. If future HOA boards prioritize cost reduction, the lifestyle director could be eliminated or reduced. Del Webb's lifestyle programming is a corporate commitment backed by PulteGroup. Heritage Isle's is an HOA budget line item. Both deliver social programming today. The stability of that programming over 20 years is worth considering.
