1 The Championship Course Is Real — And It Costs Real Money to Maintain
Hollybrook's PGA championship course is not a par-3 executive layout — it's a genuine championship-length course that serious golfers appreciate. But maintaining a championship course costs significantly more than maintaining an executive course. Greens fees are included in your HOA, but the course maintenance budget is a material line item in the community's financials. If the course needs major work (irrigation system replacement, drainage repair, greens rebuilding), that cost flows to your HOA. Ask about the golf course maintenance budget and any planned capital improvements.
2 Buildings Go Up to 6 Stories — That Changes the SB 4-D Math
Most Broward 55+ communities have 3-4 story buildings. Hollybrook has buildings up to 6 stories. Taller buildings have more structural complexity: more elevator shafts, more plumbing risers, more load-bearing capacity required, and more expensive roof replacement on a larger footprint. Under SB 4-D, the SIRS for a 6-story building will identify higher reserve requirements than a comparable 3-story building. This doesn't make Hollybrook a bad buy — it means the building height is a factor in your financial due diligence that doesn't apply at Wynmoor or Century Village.
3 The 1973-1988 Construction Range Means 38-53 Year Old Buildings
Hollybrook's oldest buildings are 53 years old — approaching the age range where major systems (plumbing, electrical, structural waterproofing) may need complete replacement rather than repair. The newest buildings (1988) are 38 years old — still past the design life of many components but with more remaining useful life. The specific building you choose matters enormously. A unit in a 1975 building is a fundamentally different financial proposition than a unit in a 1986 building, even if the floor plan and price are similar.
4 The Restaurant Is a Genuine Lifestyle Amenity — Not Just a Snack Bar
Hollybrook has an actual restaurant and lounge on-site — not the catering-kitchen-with-folding-tables model that many 55+ communities offer. For residents who dine out regularly, having a real restaurant within the community saves driving time, provides a social anchor, and adds convenience that most competitors lack. The food and pricing generate opinions (as at any community restaurant), but the mere existence of proper on-site dining is an amenity differentiator.
5 14 Tennis Courts Is the Largest Racquet Complex in Any Broward 55+ Community
If tennis or pickleball is your sport, Hollybrook's 14-court complex is unmatched. No other Broward 55+ community comes close to this quantity. The courts support organized leagues, drop-in play, and private lessons. For racquet sport enthusiasts, this amenity alone may justify choosing Hollybrook over every other community — including Wynmoor, which has courts but not 14 of them.
6 The 7 Pools Are Distributed — Not Concentrated
Hollybrook's 7 pools are spread across the community rather than concentrated at a single clubhouse. This means your daily pool is likely a satellite pool near your building, not a resort-style main pool with a cabana bar. The advantage: less crowded, shorter walk, quieter atmosphere. The disadvantage: smaller pools, less social energy, and no resort-pool experience. If you're coming from a cruise ship or resort vacation mindset, recalibrate your pool expectations.
7 Pembroke Pines Western Location Means I-75 Access But No Beach
Hollybrook sits in western Pembroke Pines — convenient to I-75 (Alligator Alley to Naples, I-75 to Miami), the Florida Turnpike, and the Pembroke Pines suburban retail corridor. But the beach is 30+ minutes east. If daily beach access is part of your Florida retirement vision, Hollybrook's location doesn't support it. If golf is your daily activity and the beach is a monthly outing, the location is fine. Know which lifestyle you're buying before committing.
