Most buyers who spend 12–18 months researching Central Florida 55+ communities and then make a confident decision answer the same seven questions clearly before they tour. Buyers who tour without answering them first get overwhelmed by options and lose months to circular comparison. Here's the decision framework that works.

Question 1
Tampa side or Orlando side?

This is the most important question and it's purely geographic. Tampa side (Sun City Center, Kings Point, Del Webb Bexley) gives you Tampa Bay, Tampa International Airport, Gulf beaches, Tampa's medical corridor, and I-75 north to the Gulf coast. Orlando side (Solivita, Latitude Margaritaville Daytona) gives you MCO, I-4, Disney, the Atlantic coast, and the broader Orlando infrastructure.

Where is your family? Where do you fly from most? Where do you want to spend weekends? Answer this honestly and eliminate half the communities immediately.

If Tampa: Sun City Center, Kings Point, Del Webb Bexley → If Orlando: Solivita, LMV → If neither matters: Trilogy Ocala
Question 2
Do you need a gated entry?

This is a genuine dealbreaker for some buyers and irrelevant for others. If a staffed gate is a non-negotiable, eliminate Sun City Center (open community) immediately. If you don't care, keep all options open. Don't overthink this — either you've lived in gated communities and want that or you haven't and it doesn't register as important.

How important is golf — specifically, how often will you play?

Daily golfer: Kings Point (golf included) or Sun City Center (5 PPP courses). Neither Solivita, LMV, Bexley, nor Trilogy has on-site golf that justifies a daily player's needs. If you'll play 3+ times/week, communities without on-site golf are genuinely inconvenient.

Occasional golfer or non-golfer: this question doesn't constrain your choice.

Question 4
What is your true all-in monthly budget?

Not the listing price. The all-in monthly: mortgage or carrying cost + HOA + any mandatory add-on fees + CDD if applicable + property tax monthly equivalent + insurance monthly equivalent. Solivita adds $195/mo mandatory club + ~$112/mo CDD. LMV adds ~$130/mo CDD + $300+/mo coastal insurance premium. SCC has no CDD and no mandatory add-on. These differences are $300–$500/mo all-in and matter enormously over a 20-year retirement.

Is on-site hospital proximity a long-term priority?

If yes: Sun City Center is the only community in this guide with a hospital physically inside the community. This is not replicable by any other option. If hospital proximity will become increasingly important as you age, SCC deserves a serious look regardless of other factors.

New construction or resale?

New construction in Central Florida 55+ communities is now available only at Trilogy Ocala (Shea Homes still building). Every other major community — SCC, Kings Point, Solivita, Del Webb Bexley, LMV — is resale only. If new construction with builder warranty is a firm requirement, your choice is Trilogy Ocala or expand your search beyond this guide.

What is your single most important activity — the one you'll do 3+ times per week?

Pickleball → Solivita. Golf → Kings Point or SCC. Swimming → Kings Point (3 indoor pools). Beach → LMV. Walking/nature → Trilogy Ocala. Pure social ecosystem → SCC. There is no community that is best at everything. The community that is best for your specific primary activity is usually the right answer when other questions haven't already resolved it.
