In a traditional suburb, your HOA (if you had one) probably governed lawn height and paint colors and otherwise left you alone. A 55+ community HOA governs much more: exterior modifications, parking, move-in/move-out procedures, age verification for permanent residents, use of amenity facilities, and often the pace of landscaping decisions. The HOA is not a villain — it is the mechanism that maintains the community standard that makes 55+ communities valuable. But if you have lived for 30 years in a home where you could add a satellite dish or paint your front door without approval, the adjustment to HOA governance requires deliberate expectation-setting.

The Social Calendar Is Opt-In
