Lake Nona Medical City is a 650-acre health and life sciences campus that includes a VA Medical Center, Nemours Children’s Hospital, and a growing set of AdventHealth and specialty outpatient facilities, all within about five minutes of VillageWalk at Lake Nona and Gatherings of Lake Nona. Twin Lakes and Del Webb Sunbridge in St. Cloud are a further 20–25 minutes from the Medical City core, but are also served locally by Orlando Health St. Cloud Hospital and HCA Florida Osceola Hospital in nearby Kissimmee.

HCA Florida Poinciana Hospital sits close to Solivita’s Poinciana section, giving the metro’s largest 55+ community (5,900 homes) a genuine local hospital rather than a long haul toward Kissimmee proper. Four Seasons at Orlando and Mariblu at Hunters Creek, both closer to central Kissimmee, lean on AdventHealth Kissimmee and HCA Florida Osceola Hospital. Del Webb Oasis in Winter Garden is a geographic outlier in this zone grouping — it sits northwest, closer to west Orange County hospitals than to the Kissimmee cluster.

Clermont has its own hospital — Orlando Health South Lake Hospital — serving Kings Ridge, Esplanade at Highland Ranch, Summit Greens, Heritage Hills, Palms at Serenoa, and Del Webb Minneola, all within the Clermont hills area. Trilogy Orlando in Groveland is a bit further west but still within realistic range. Cresswind at Lake Harris (Tavares) and Lakes of Mount Dora sit further north, where AdventHealth Waterman in Tavares is the closer option.

The Davenport-area communities in Polk County — Providence Golf Community, Watersong, Cascades at Estancia — sit closest to AdventHealth Heart of Florida, located on US-27 in Davenport itself. This is a smaller regional hospital than the Orlando or Clermont flagships, which is a fair trade-off given Polk County’s lower price points, but worth naming honestly rather than assuming metro-level depth. Communities further out — Royal Harbor and Mount Dora Country Club Estates near the Lake County line — lean back toward AdventHealth Waterman instead.
This zone is the most geographically scattered in the Orlando market, and “outliers” is an accurate description of its hospital situation too. Confirm the nearest facility for your specific community rather than assuming the whole zone shares one answer — Watersong and Mount Dora Country Club Estates, both nominally “Zone 4,” are nowhere near the same hospital.
If hospital proximity and depth of specialty care are top priorities, Zone 1’s Lake Nona cluster has no real competitor in this market — a five-minute drive to a genuine medical campus with a VA hospital, a children’s hospital, and AdventHealth facilities all in one place. Zone 3’s Clermont cluster is the next strongest, with a real local hospital rather than a long haul. Zone 2 and Zone 4 both work, but with more variation community to community — confirm the specific facility nearest your address rather than trusting the zone label alone.
