Age and Eligibility

Q: Do both residents have to be 55+? No. Under federal law (HOPA), at least 80% of units must have one resident 55+. Your spouse or partner can be younger. Q: Can my adult children visit? Yes, but many communities limit guest stays to 30–90 days per year. Check the specific community rules.

Financial

Q: Can I get a mortgage? For SF and newer construction, yes. For legacy condos, many buildings are "non-warrantable" post-Surfside, limiting you to cash or portfolio lenders. Q: What is homestead exemption? Florida removes $50K from assessed value for primary residence. You must file by March 1. Not automatic. Q: What is Save Our Homes? After year one of homestead, annual assessed value increases capped at 3%. Powerful for long-term owners.

SB 4-D and Reserves

Q: What is SB 4-D? Post-Surfside law requiring milestone inspections and fully funded reserves for buildings 3+ stories and 30+ years old. Q: Does it affect single-family homes? No. SF and low-rise (1–2 story) buildings are not affected. Q: What is a special assessment? A one-time charge to unit owners to fund capital repairs or reserves that the regular HOA budget does not cover. Can range from $1,000 to $30,000+.

Lifestyle

Q: Can I have a pet? Depends on the community. SF communities are generally permissive. Legacy condos often restrict by weight, breed, or ban entirely. Q: Can I rent my unit? Depends. Some communities prohibit subletting. Others allow with restrictions. Co-op sections at Kings Point generally prohibit it. Q: Is there a mandatory club membership? Only at Hunters Run. Indian Spring is optional. Most communities have no club membership requirement.
