The POA assessment question

36,000 sq ft of new facility generates substantial ongoing costs: staffing, utilities (heating/cooling a building this size in Tucson’s climate), equipment maintenance, Bistro food service, pool operations, insurance, and eventual renovation reserves. These costs will be reflected in POA assessments.

Robson’s model spreads new facility costs across both existing residents and future home sales. As Quail Creek grows toward its planned 4,000 homes, the per-household cost of Canyon Club operations should moderate. But in the near term (1–3 years), expect POA assessments to increase as operational costs are integrated into the budget.

The question to ask at the sales office

“What is the projected POA assessment increase attributable to Canyon Club operations over the next 3 years?” If the answer is “assessments won’t change” or “we don’t anticipate increases,” be skeptical. A 36,000 sf facility with staffed dining, resort pool, and full fitness center cannot be operated at zero marginal cost. The honest answer involves a number. Get it in writing and factor it into your 10-year cost projection.
