Myrtle Beach is not for everyone. It is unambiguously the right choice for some buyers and the wrong choice for others, and the marketing from everyone selling in this market is not going to tell you which one you are. Here is the honest version. What Myrtle Beach gets right: Low cost. Horry County SC has among the lowest 55+ retirement housing costs of any coastal market in the Eastern US. Sixty miles of Atlantic Ocean coastline. Genuine 55+ community infrastructure — six quality communities across a wide price range from under $200K to over $800K. The SC senior tax stack (4% ratio, $50K homestead, school mill exemption) is one of the best primary-residence tax structures in the country. Mild winters. No state income tax on Social Security. What Myrtle Beach does not get right: It is not culturally deep. There is no major museum, symphony, or university presence comparable to Charlotte, Raleigh, Sarasota, or even Hilton Head. The entertainment is tourist-oriented — mini golf, buffets, outlet shopping. Buyers who picture a rich cultural retirement life will need to drive to Charleston (90 min) or Wilmington (90 min) for it. The traffic in summer is genuinely bad. US-17 and the Kings Highway become functionally gridlocked on summer weekends. If you hate traffic, budget for it or plan around it. The hurricane risk is real. Myrtle Beach is in the hurricane zone. Homeowners insurance reflects this. Preparedness planning is part of life here. Who it is perfect for: Buyers who want maximum retirement value per dollar, plan to use the beach regularly, are comfortable in a resort-oriented community culture, and are coming from a high-tax northern state where the financial comparison is decisive. Who should look elsewhere: Buyers who prioritize cultural depth, year-round walkable urban life, mild summers, or mountain access. For those buyers, Hilton Head, Charleston (not a retirement community hub but worth considering), Asheville, or out-of-region markets are better fits.
