What the Ridge Actually Buys You

  • The ridge is genuinely flood-free. The Villages of Citrus Hills sits 200–260 feet above sea level, high enough that ridge homes fall outside mapped flood zones and don’t require flood insurance — a real, compounding savings in a state where flood premiums are pushing retirees out.
  • Both counties run low property taxes. Citrus County effective rates run roughly 0.8–1.0% and Hernando roughly 0.72–0.92%, both comfortably under Florida’s statewide median effective rate near 1.10%.
  • You can own your land outright at a very low cost. Brookridge, a gated 55+ golf community in Brooksville, is a land-owned manufactured-home community — not a lot-lease park — with HOA dues around $50/month and homes in the $100Ks.
  • Timber Pines is a genuine 55+ golf country club. Four courses and a deep amenity slate in Spring Hill, with no age-restriction asterisk attached.

What the Marketing Glosses Over

  • Citrus Hills is not actually age-restricted. The Villages of Citrus Hills is marketed everywhere as a 55+ destination, but it is open to all ages — only certain gated Terra Vista villages are formally age-restricted. About 80% of residents are 55+, so it feels age-restricted, but if a guaranteed age-restricted neighborhood matters to you, confirm exactly which villages qualify before you assume anything.
  • The coast is genuinely flood-prone. Crystal River and Homosassa sit at sea level, and the 2024 storm season hit the Nature Coast shoreline hard. The same water access that makes the coastal towns appealing also means real flood insurance costs and real risk.
  • There’s a naming trap in the tax research itself. The town of Hernando — home to Citrus Hills — sits inside Citrus County, while Hernando County is a separate county to the south (Spring Hill, Brooksville). Quote the wrong county’s rate and your budget is off from day one.
  • Manufactured-home ownership models vary and can be confusing. At communities like High Point, whether you own the land, hold a co-op share, or lease the lot changes the cost math entirely — and it isn’t always obvious from a listing.
  • This is a quiet, rural market, not a cultural destination. Buyers who want walkable downtowns, dining variety, or big-city amenities nearby will find the Nature Coast thin on that front compared to larger Florida metros.
