  • Lakewood carries the lowest effective tax rate of any major 55+ town in the county at roughly 1.43% — a genuine surprise, since it’s often assumed to be a high-cost town.
  • Three stacked state relief programs can cut a real tax bill nearly in half. A worked example: a 65-year-old couple with $120,000 joint income and a $500K Jackson home facing a ~$7,725 gross tax bill can bring net property tax down to roughly $3,862 after ANCHOR and Stay NJ.
  • Social Security is fully exempt from NJ income tax at any income level, and residents 62+ with income under $150,000 can exclude up to $100,000 (joint) of pension/IRA income.

The Tradeoffs

  • Even the best town rate is still 1.43%+ — noticeably higher than the sub-1% effective rates common in Florida or the Carolinas, even after relief programs are applied.
  • The relief programs are not automatic. ANCHOR, Senior Freeze, and Stay NJ each have separate income caps, separate filing forms, and a stacking order (Stay NJ nets against what ANCHOR already covered) that is easy to get wrong without help.
  • Winters are real. This is a four-season Northeast market, not a warm-weather retirement destination.
  • Newer communities carry real prices — Greenbriar Oceanaire and Four Seasons at Metedeconk Lakes both start above $500K, well above the county’s legacy-condo entry point.
  • “Shore” doesn’t mean beachfront. Most Ocean County 55+ communities sit inland in Toms River, Jackson, or Barnegat — a drive from the actual beach, not a walk to it.
