St. George & Southern Utah

Retiring to St. George — The Honest Review

Red rock scenery, a property tax rate a third of the national average, and a club-membership fee some listings quietly leave off the HOA line. Here is the balanced version.

Southern Utah's 55+ market runs from SunRiver's 2,600-home flagship to Brio's all-ages, RV-friendly alternative to Entrada's private golf-club estates. The numbers underneath each one differ more than the marketing suggests.

The Tax Math That Actually Holds Up

  • The property tax rate is genuinely exceptional. Washington County's effective rate runs about 0.37% — roughly a third of the 1.02% national median — and Utah taxes only 55% of a home's market value as the assessed base to begin with.
  • Utah's Social Security tax credit zeroes out the bill for most retirees. The state's flat 4.5% income tax applies to Social Security on paper, but a nonrefundable credit eliminates it for most retirees under roughly $54,000 single / $90,000 joint income.
  • Real range across price points and lifestyles. SunRiver Villas offers patio homes from $280K–$365K as the most affordable true 55+ option under the SunRiver brand. Brio, at the other end of the spectrum, is age-targeted rather than restricted, allows RV parking, and lets grandkids use the pool — a genuinely different model in the same metro.
  • New construction is still actively coming online. SunRiver Firelight and Regency at Desert Color (Toll Brothers) both represent real new-build options rather than a market limited to aging resale inventory.

What's Missing From the HOA Line

  • The all-in cost at Entrada is not what the HOA line shows. The community lists a ~$295/month HOA, but a required country club membership plus a food minimum bring the real total closer to $600/month — a gap that surprises buyers who budget off the HOA figure alone.
  • Utah still technically taxes Social Security, and the credit that zeroes it out phases out above the income thresholds — buyers with higher joint income won't get the full offset and should run their own numbers rather than assume zero.
  • Some of the smaller, older communities have thin public data. Vista del Sol and similar small resale-only neighborhoods don't have current HOA fees or amenity details published — you'll need to contact the community directly.
  • This is desert country, and the 300+ sunny days that make winters mild also mean real summer heat; the hub material here doesn't quantify peak temperatures, so buyers used to greener, more humid climates should visit in July before assuming year-round comfort.

The number that surprises most buyers isn't the tax bill — it's the club membership. Always ask what's included in the HOA line versus what's billed separately before comparing two communities on price alone.

Where This Clicks

Buyers optimizing for tax efficiency and sunshine who are comfortable with desert scenery over green, humid landscapes. Buyers who want a choice between golf-centric country-club living (Entrada, SunRiver) and an open, family-visit-friendly model (Brio) within the same metro. Buyers coming from high-property-tax states like California or Colorado, where the 0.37% rate alone represents a meaningful annual savings.

Where This Doesn't

Buyers who want a lush, green, or coastal setting will find the high-desert landscape here a genuine adjustment, not just a preference. Buyers who want every cost bundled into one predictable HOA number without a separate club membership to budget for should scrutinize Entrada-style communities carefully or choose a community like SunRiver or Brio where the fee structure is simpler.

“The tax bill is the best number in this review; the club dues are the one the HOA line hides.”
