The two-HOA structure most buyers don’t know about

SaddleBrooke is not one HOA. It’s two — HOA #1 and HOA #2 — with different fee structures and a reciprocal use agreement that lets residents in either HOA use all community amenities. Which HOA your home falls under depends on when and where it was built.

That $44/month gap between HOA #1 and HOA #2 adds up to $528/year. Over 10 years: $5,280. If you’re choosing between two comparable homes and one falls in HOA #1 territory, that’s a meaningful cost advantage. Ask your agent which HOA applies to any listing you’re considering.

The capital improvement fee

Every new buyer pays a one-time Capital Improvement Fee equal to one year’s HOA dues ($2,800–$3,500 depending on which HOA). This funds ongoing infrastructure upgrades — road resurfacing, clubhouse renovations, equipment replacement. It’s collected at closing and is NOT refundable. Budget for it alongside your closing costs. At SaddleBrooke Ranch ($2,800) this is less than the GVR Membership Change Fee ($3,200) at Green Valley communities. At HOA #2 ($3,500) it’s comparable.

Golf: the real cost of playing

SaddleBrooke has 36 holes across two HOAs. Golf is NOT included in your HOA dues. It’s an add-on. Here are the 2026 membership options at SaddleBrooke One:

If you play 3 times a week year-round, an annual membership at ~$4,000 works out to roughly $26 per round. If you play once a week, it’s $77 per round — daily fees might be cheaper. Run the math on your actual playing frequency before committing to an annual pass.

SaddleBrooke Ranch has its own separate golf club with its own fee schedule. The courses are independently owned and operated — not by the HOA. The developer or its assignees own the courses, which means fees can change without HOA board approval.

SaddleBrooke Ranch is $15/month cheaper and has newer construction. SaddleBrooke has double the golf, a larger established social scene, and 35+ years of community culture. The Ranch appeals to buyers who want modern floorplans and a still-developing community they can shape. SaddleBrooke appeals to buyers who want to plug into an established resort ecosystem immediately.

What the HOA covers (and doesn’t)

Covers: golf course and common area maintenance, private road maintenance (26 miles of roads), guard gate staffing, clubhouse operations and programming, pool and fitness facility maintenance, landscaping of common areas, community insurance.

Does NOT cover: golf memberships (separate fee), individual home landscaping, exterior painting (homeowner responsibility per ALC guidelines), roof maintenance, dining (pay per use). Any exterior modification requires Architectural Liaison Committee (ALC) approval — you must attend an ALC meeting with a completed application before starting exterior work.
