HOPA requires that at least 80% of occupied units have a resident 55 or older — it does not restrict who may visit. Visiting grandchildren are guests, not residents, and are permitted almost everywhere. What varies community to community is the fine print on how long they can stay and what they can use. Confirm these before you buy, not after:
- Guest stay duration limits. Many communities cap consecutive-day or cumulative annual guest stays in the CC&Rs. Ask for the actual written rules, not a verbal summary from a sales office.
- Pool and amenity guest policies. Most communities allow residents to bring guests to the pool and clubhouse, sometimes with a per-visit fee or a weekly frequency cap. Ask specifically about children's hours or age minimums at any adults-only pool the community may also operate.
- Floor plan with a guest suite or casita. If extended-family visits are part of your plan, a detached or attached guest suite changes the visit dynamic — everyone gets privacy, and multi-week stays are far more comfortable. Ask which floor plans in a given community offer this.
- Nearest airport and drive time. Sarasota-Bradenton International Airport (SRQ) serves the whole metro; Tampa International (TPA) is a further but still reasonable option with more nonstop routes for family flying in from out of state.
- Nearby lodging for larger groups. If your home can't comfortably host the whole family, check for nearby hotels or short-term rentals — useful for holidays or milestone visits when a guest suite isn't enough.
- Season. Winter (roughly December–April) is peak snowbird season across the whole Sarasota metro — traffic, restaurant waits, and beach crowds are meaningfully heavier than the quieter summer and early fall months.
