Buyers who plan to spend half the year up north and use amenities only in winter are still paying $195/mo year-round. Over 10 years that's $23,400 in club fees regardless of usage. Solivita is located in Poinciana, which sits approximately 45 minutes southwest of Orlando and 75–80 minutes from Tampa. Most buyers arrive expecting a "Central Florida" location that's equidistant from both metros. It isn't. Tampa is a genuine 75-minute drive, not a convenient day trip.

For buyers who want Tampa Bay — TPA airport, Tampa's waterfront, St. Pete, Sarasota access — Solivita is the wrong side of the state. For buyers who want MCO (Orlando International), Disney, Orlando health systems (AdventHealth, Florida Hospital), and the I-4 corridor — Solivita's location works very well. Know which metro you're actually buying into before you commit.
