2. Lake Ashton Has More Amenities One Mile Away
Lake Ashton — less than one mile south — has bowling, a movie theater, a restaurant, two golf courses, and 100+ organized clubs. Traditions has a clubhouse, pool, fitness center, and boat dock. 3. There Is No Golf Course
For a market where three of the top five communities have on-site golf, Traditions has none. Golfers living here play at nearby courses — Sandpiper, Highland Fairways, Lake Ashton (with membership), or public courses in Lakeland and Winter Haven. Budget the off-site membership separately.
4. The Exterior Painting Cycle Matters
The HOA covers exterior painting on approximately a 6-year rotation. This is a genuine benefit worth $3,000–$5,000 per cycle. But the color choice is yours within HOA guidelines, and the timing is the HOA's schedule, not yours. If your home was just painted and the HOA raises fees, you are still paying the same rate. 5. Lake Ruby Connects to the Chain of Lakes
This is a genuine differentiator. Lake Ruby is part of Winter Haven's famed Chain of Lakes, meaning boat access from the community dock extends well beyond the immediate lake. This is real waterfront recreation access that no other Polk County 55+ community offers.
6. The Homes Are Getting Older
First homes were built in 2005. The earliest units are now 20+ years old. While Lennar construction quality is generally reliable, homes built 2005–2010 may be approaching roof replacement, HVAC updates, and water heater swaps. Newer homes (2015–2020) have significantly less deferred maintenance risk. Price accordingly.
