Because the two communities are compared constantly, a handful of myths have taken hold. Here’s the reality behind each one.

Myth: “Fee simple with no CDD means Trilogy is simply cheaper.”

The Myth

Since Trilogy has no CDD assessment and OTOW carries CDD bonds on some sections, Trilogy must be the lower-cost option overall.

The Reality

Trilogy’s $499/month HOA is all-inclusive and transparent, but it is not the lowest fee in the Ocala market — OTOW can be structured lower depending on which section and amenity tier you choose. What Trilogy actually sells is ownership simplicity: fee simple throughout, no CDD bond, no leasehold anywhere, and one clear number. That is a genuinely different value proposition than “cheapest,” and buyers who assume otherwise are sometimes surprised when they run the actual numbers against specific OTOW sections.

Myth: “OTOW’s leasehold model means you don’t really own anything there.”

The Myth

Because OTOW Central uses a leasehold structure, buyers there don’t actually own their homes the way Trilogy buyers do.

The Reality

OTOW Central leasehold buyers own the structure but not the underlying land — a real and meaningful distinction from Trilogy’s fee simple ownership, but not the same as owning nothing. OTOW’s newer sections, including Candler Hills and Stone Creek by Del Webb, are fee simple. The leasehold structure is specific to certain OTOW sections, not the entire community, and it’s exactly the kind of nuance that gets flattened in casual comparisons.

The two differ on a feature that matters enormously to some buyers and not at all to others: golf. OTOW includes golf access on most of its membership tiers across four on-site 18-hole courses. Trilogy has no on-site golf at all — Club Latitudes offers pools, fitness, pickleball, tennis, bocce, an arts studio, and a restaurant, but golfers need to look elsewhere. If golf is a daily-life expectation, this single fact matters more than any fee comparison.

Myth: “New construction always beats an established community.”

Trilogy’s newer construction and modern floor plans make it the objectively better long-term buy.

The Reality

Newer construction and more contemporary layouts are real advantages — genuinely modern systems and design versus OTOW’s multiple eras and sections of varying quality. But OTOW’s 10,000+ homes give it a larger, more established resale market and activity ecosystem than Trilogy’s roughly 1,600 planned homes, which is still completing build-out. “Newer” and “more established” are different kinds of advantages, and which one matters more depends on whether you prioritize modern systems or a mature, larger community.
