Highest HOA in the Charlotte market, a $6,500 one-time club fee, and a Freedom Boat Club membership nobody quite understands until they use it. Here’s what’s myth and what’s real.

Talk to a Specialist →Trilogy Lake Norman is Shea Homes’ ~1,100-home community in Denver, NC, on the west side of Lake Norman — priced from the $400s into $1M+, with the highest HOA fee ($485–$540/month) of any major Charlotte-area 55+ community. It also comes with the most upfront fees at closing. Buyers hear a lot of secondhand claims about both. Here’s what checks out.
Trilogy’s $485–$540/month HOA is simply the highest fee in the market because the developer is charging a premium for the brand name.
The fee is genuinely the highest in the Charlotte market, but it also covers substantially more than competitors’ HOAs — including lawn maintenance, which is not included at Sun City Carolina Lakes, where owners handle their own yards. It also funds the 30,000 sq ft Twin Mills Club, The Foundry restaurant (a real, staffed restaurant residents use 2–3 times a week, not a cafeteria), a heated indoor lap pool, and Freedom Boat Club access on Lake Norman. Whether the fee is “worth it” depends entirely on how much of that you’ll actually use — it is not simply a markup.
Budget for the $6,500 Twin Mills Club fee and you’ve covered the one-time costs.
There’s a second one-time charge: a $1,776 capital contribution, separate from and in addition to the $6,500 club fee. Together, that’s $8,276 due before you’ve unpacked a single box — a number that catches buyers off guard specifically because it’s often mentioned only after they’re already under contract.

The Freedom Boat Club membership is a nice-sounding perk that most residents never actually use.
It’s a genuinely functional benefit: every Trilogy homeowner gets access to Freedom Boat Club on Lake Norman through the HOA. Reserve a boat online, show up, and go — no ownership costs, no storage fees, no maintenance, just gas. For buyers who want to boat without owning a boat, this is real value baked into the fee. For buyers with zero interest in boating, it’s a cost you’re carrying regardless.
Since Trilogy is a Charlotte-area community, day-to-day life is essentially the same as living in south Charlotte.
Denver, NC sits on the west side of Lake Norman, roughly 35–40 minutes from South Charlotte and Charlotte Douglas Airport. Grocery and hardware retail are immediately adjacent, and the community itself is well-served — but this is not a south Charlotte commute. If frequent travel or proximity to Charlotte-core medical systems matters, run the actual drive time rather than assuming “Charlotte area” means close.
The HOA fee started lower and has increased as the community built out — standard for amenity-heavy communities still under development, but worth budgeting for as an ongoing trend rather than a fixed number. Lincoln County’s property tax rate is lower than Mecklenburg County’s (Charlotte proper), which partially offsets the higher HOA — a genuine silver lining, not a myth.
