1. Two Clubhouses Means Two Social Ecosystems

The Athletic Club and The Social Club create two distinct hubs within one community. Some residents gravitate toward one, some the other. This split can feel like two neighborhoods in one. Tour both and see where you fit.

2. GL Homes HOAs Have Been Increasing

The HOA started lower when the community was new. As the community ages and maintenance costs increase (plus Florida insurance market hardening), HOA fees have risen. Budget 5–8% annual increases for planning. A $280/month HOA today could be $380/month in 5 years.

3. Resale Volume Is Strong

Valencia Shores has 1,143 homes and an active resale market. Homes sell, but at 10–20 units listed at any time, you will compete with other sellers. GL Homes brand recognition supports demand, but pricing must be competitive with other Valencias.

4. Lake Worth Millage Is Moderate

Lake Worth city millage (~19.5 mills) is lower than Delray Beach or Boca Raton. This gives Valencia Shores a slight tax advantage over Valencia Falls (Delray) and a meaningful advantage over any Boca community.

5. The Athletic Club Is the Daily Hub

For most residents, the Athletic Club (fitness, primary pool, tennis/pickleball) is the daily destination. The Social Club (ballroom, arts, card rooms) is for events and scheduled activities. If daily fitness is your priority, pay attention to the Athletic Club layout and equipment.

6. Valencia Shores Is Not the Newest Valencia

Built 2006–2013, Shores is 13–20 years old. Sound and Del Mar are newer with more modern floor plans and larger amenity packages. Shores offers lower prices as a tradeoff. For buyers who want the GL Homes experience without paying the new-construction premium, this is the value play.

7. It Is the Benchmark for a Reason
