Before you tour seriously, identify the specific neighborhood and request both the master HOA and neighborhood HOA in writing.
Brunswick Forest does not have a golf course within the community boundaries. Cape Fear National Golf Course is associated with Brunswick Forest but is a separate facility requiring a separate membership. This is a critical distinction vs St. James Plantation, which has four courses within the community. Brunswick Forest buyers who want to golf will pay a golf membership fee on top of their HOA — not instead of it.
Brunswick Forest's Town Center with retail, dining, and medical offices is a real amenity that few other Wilmington 55+ communities can match. Having a grocery store, pharmacy, and medical office within a short golf cart ride is meaningful for daily life. But the Town Center has had some tenant turnover. Confirm which specific businesses are currently open before factoring Town Center access into your decision.
Brunswick Forest does not hold HOPA-certified 55+ age restriction. It is designed and marketed for active adults, and the population skews heavily toward retirees — but it is not legally restricted by age. Families with children can and do live in some sections. If you specifically require a HOPA-certified age-restricted community for legal or personal reasons, verify the current status with the Brunswick Forest HOA directly.
