The Builder Incentives Have a Preferred Lender Condition

Del Webb Mallory Creek is offering real incentives — interest rate buydowns, design center credits, and closing cost assistance. These are genuine value. But virtually every incentive requires using PulteGroup's preferred lender, Pulte Mortgage. Get an independent mortgage quote from your own lender before accepting any incentive package. Calculate both scenarios: builder incentives with the preferred lender rate vs open market rate without incentives. Sometimes the preferred lender wins; sometimes it does not. You will not know unless you run both numbers.

The Capital Contribution Is Due at Closing

PulteGroup charges a one-time capital contribution at closing on new Del Webb homes — typically 0.25–0.5% of the purchase price. On a $450,000 home, that is $1,125–$2,250 due at closing in addition to your standard costs. This is disclosed in the purchase contract but often not mentioned in sales conversations. Confirm the exact amount before signing anything.

Leland Is Growing Fast — Which Is a Double-Edged Sword

Leland is the fastest-growing municipality in Brunswick County and one of the fastest in North Carolina. New retail, restaurants, and services are opening regularly. Property values have trended well. But growth means construction activity on surrounding parcels, traffic on NC-17 and US-74/76 that will increase, and the general disruption of a city doubling in size. If you want a quiet, established coastal retirement town, Leland today is not that. Leland is a construction zone with good bones.
