Year-round golfers accustomed to Texas, Arizona, or Florida courses discover that Denver golf is fundamentally a 7-8 month activity. Homes backing to the Eagle Bend Golf Course command meaningful premiums — typically $30,000–$80,000 above otherwise comparable interior homes. The views across the fairways are genuinely beautiful. What marketing materials don't emphasize: homes on or near the course also live with cart traffic noise, occasional errant ball proximity, and the social activity of a working golf course visible from your backyard.
