The commercial and retail cluster along Highway 27 north of downtown Clermont is 5–10 minutes away by car. This is not a significant limitation but is worth noting for buyers comparing south-Clermont Heritage Hills against north-Clermont Kings Ridge when daily convenience is a priority.
Heritage Hills was built in phases over many years. Earlier phases (built in the 2000s) typically have no CDD. Newer phases built within the last 5–10 years may carry a CDD assessment. Always verify whether the specific home or lot you are considering has an active CDD, and request the prior year tax bill. Heritage Hills' $275/month HOA with unlimited golf is competitive with any golf-included community in the metro. For non-golf communities at comparable amenity levels, HOAs run $235–$310/month. The golf inclusion at $275 is the community's clearest financial differentiator — particularly for active golfers comparing against Solivita, where golf requires a separate $1,200–$2,400/year membership on top of a comparable HOA.
