The Golf Membership Has a Wait List — and It's Real

Pelican Preserve has one 27-hole golf course for 2,498 homes. Golf membership is not automatic with home purchase — it's a separate membership with limited slots. During peak demand periods (late 2021–2023), the wait list ran 12–18 months. It varies, but the fundamental supply constraint doesn't: one course serving nearly 2,500 homes means golf membership is a managed resource, not an assumed benefit of living there.

If golf is a primary reason you're considering Pelican Preserve, verify current membership availability and wait times directly with the golf club before you make an offer. Don't assume you'll be playing within 60 days of closing.

The CDD Only Applies to Specific Phases — But Which Phases Are Which Isn't Obvious

Pelican Preserve's CDD does not apply uniformly to all 2,498 homes. Specific development phases within the community sit within the Pelican Preserve Community Development District; others do not. When you tour or shop resales, you will see listings with nearly identical addresses that have very different annual tax bills — and the difference is CDD exposure.

CDD assessments at Pelican Preserve can run $1,500–$2,800/year ($125–$233/month). Before making any offer, pull the specific parcel's Lee County tax bill and identify all non-ad valorem lines. Do not rely on the agent's representation of HOA fees to tell you whether there's a CDD — they're separate and agents sometimes don't catch it.

The Town Center Is Genuinely Crowded From January Through March

Pelican Preserve's Town Center — with its pools, spa, fitness center, theater, and restaurant — is a real amenity and a genuine competitive advantage over communities without one. But at 2,498 homes with a substantial snowbird population, the Town Center from January through March operates at a level of activity that some full-time residents find frustrating.

Pool chairs fill by 9 AM. The fitness classes go to waitlist. Dinner reservations at Destinations restaurant book 4–6 days out in February. If you're a full-time resident who wants casual, walk-up access to amenities year-round, winter season at a 2,500-home community is different from April through November. Most residents accommodate and prefer the lively season; some do not. Know which you are.

Post-Ian Insurance on Older Pelican Preserve Homes Is Materially Higher

Pelican Preserve has been building since 2001. Early-phase homes — 2001–2008 construction — carry significantly higher insurance costs than homes built in 2015 and after. Key variables: roof age (15+ year roofs face coverage challenges and higher premiums), window type (impact vs non-impact), and roof shape (gable vs hip).

For older Pelican Preserve resales, insurance on a $500K home can run $5,500–$8,500/year. For 2015–2022 construction in the same community, $3,200–$5,500/year. That $2,000–$3,000/year gap ($165–$250/month) matters in your all-in budget. Before making any offer on an older Pelican Preserve home, get insurance quotes — not after you're under contract.

The Six-Layer Fee Structure Requires a Spreadsheet, Not a Brochure

Pelican Preserve's full monthly cost has up to six layers: (1) master HOA, (2) neighborhood sub-association, (3) CDD if applicable, (4) golf membership if desired, (5) property taxes, (6) insurance. The master HOA and neighborhood sub-HOA quotes you receive in a showing don't include golf or insurance and may not flag the CDD. A buyer who hears "$400/month HOA" and budgets accordingly can easily underestimate true carrying cost by $400–$800/month.

Build a complete six-line monthly budget before going under contract. The true all-in for a golf member in a CDD phase on a mid-2000s home can exceed $2,500/month. The same buyer in a non-CDD phase with newer construction and no golf membership might be at $1,400/month. Same community, very different financial profile.

The Preserve and Natural Areas Are Real — But So Is Wildlife Proximity

Pelican Preserve's preserve areas — the Six Mile Cypress Slough corridor runs adjacent to the community — create genuine natural amenity. Walking trails, bird sightings, and wetland views are part of daily life for residents backing to preserve lots. This is a real advantage and one reason preserve-lot resales command a meaningful premium.

What the natural setting also brings: alligators in the retention ponds (standard Southwest Florida reality — respect them, don't feed them), sandhill cranes on fairways and streets, and the occasional bobcat or otter sighting. Small pets on leashes near water are a real concern at any SWFL community. If you have a small dog, understand the wildlife environment before assuming it's a casual backyard.

The Community's Scale Creates Both Its Strength and Its Limitation

2,498 homes is large enough to sustain full-time activities staff, year-round programming, multiple restaurant venues, a theater, spa, fitness classes, golf, tennis, pickleball, and social clubs at every level of intensity. This is Pelican Preserve's core strength — the critical mass for a self-sustaining resort lifestyle that smaller communities can't replicate.

The same scale means decisions move slowly, HOA politics are real, and individual voice is diluted. If you're the kind of buyer who wants to shape your community, serve on committees, and influence direction, 2,498 homes is a large organization. If you want a professionally managed resort that operates without your involvement, the scale is exactly right. Be honest about which describes you before you buy.
