The HOA fee on the listing sheet is not your actual monthly HOA — you're paying a master fee plus a sub-association fee

Trilogy at Glen Ivy has a master association that covers community-wide amenities and infrastructure, and individual enclave sub-associations that cover your specific neighborhood's common areas. Most listing sites show only one of these — usually the master fee. Your actual monthly obligation is the master fee plus your enclave's sub-association fee.

The difference is not trivial. A master fee of $280/month and a sub-association fee of $150/month produces a $430/month total — not the $280 on the listing. Before making any offer, contact the Trilogy master association and ask for the current master fee, and contact the specific sub-association for the enclave the home is in. Buyers who close without clarifying this routinely discover their HOA is $100–$180/month higher than they budgeted.

The OC proximity that drove your interest is real — but the 91 Freeway at commute hours is also real

Trilogy's core selling proposition for many buyers is "close to Orange County" — 8 miles from the OC line, 25–35 minutes to Irvine or Anaheim off-peak. That is accurate. What the listing won't tell you is that the 91 Freeway between Corona and the OC border is among the most congested stretches of freeway in Southern California during peak hours. A drive that takes 25 minutes at 10 AM takes 60–80 minutes at 5 PM.

If the OC access matters because you have children in Irvine, medical specialists in Newport Beach, or social obligations in OC that require peak-hour driving — visit on a weekday afternoon before you commit. The proximity advantage is real for off-peak, weekend, and early-morning travel. It erodes substantially for regular evening travel east to west.

The financial case for Trilogy is deeply dependent on Prop 19 — without it, the numbers are hard to justify

Know which category you are in before falling in love with the setting.

The community is adjacent to Cleveland National Forest — and fire insurance has become a real issue

Trilogy at Glen Ivy sits at the base of the Santa Ana Mountains adjacent to Cleveland National Forest. The setting produces the mountain views and the cool canyon breezes that define the community's aesthetic. It also puts parts of the community in or near the Wildland-Urban Interface (WUI) — the zone where California's insurance carriers have been aggressively restricting coverage or non-renewing policies since 2020.

Before closing on any Trilogy home, get multiple homeowners insurance quotes and confirm the annual premium and availability. The California FAIR Plan (the insurer of last resort) covers fire but is expensive and provides narrower protection than a standard policy. Some Trilogy sections are in better insurance positions than others depending on proximity to the forest interface and the home's fire hardening status. This is a specific due diligence step that every Trilogy buyer needs to complete before removing contingencies.

The golf course is private — but that does not mean unlimited free golf for all residents

Trilogy at Glen Ivy's golf course is a private 18-hole course — not open to the public. But "private" at a community like this can mean several different things, and the structure matters for your monthly budget. Some Trilogy homeowners have full unlimited golf access as part of their HOA. Others pay for a golf membership separately. Greens fees, cart fees, and range access may be additional regardless of membership tier.

But for buyers who want the OC corridor location and are considering new construction, the Terramor alternatives exist and offer contemporary floor plans, current construction standards, and the ability to select your lot and upgrades.

Trilogy is a resale-only community at this point — no new construction is available. The comparison between Trilogy resale and Terramor new construction is genuinely worth making before deciding, even if you ultimately prefer Trilogy for its established community character and mature landscaping.

Fact 7

The assessed value lookup on the Riverside County Assessor website is publicly available — and it changes your negotiation

California's property tax records are public. Before making an offer on any Trilogy home, visit assessor.rivcoca.gov and look up the current assessed value on that specific parcel. If a home is listed at $780,000 and the current assessed value is $320,000, you know the seller is paying approximately $3,200/year in property tax while you will pay approximately $7,800/year on the same home. That information does two things: it sets your Year 1 cost expectations accurately (including the supplemental tax bill), and it tells you how motivated the seller may be — a seller with very low carrying costs has less pressure to negotiate than one with a recent high-basis purchase.
