Which county is cheaper for property taxes — Brunswick or New Hanover?
Brunswick County at $0.3420 per $100 produces lower effective property tax rates than New Hanover County on comparable homes. On a $500,000 home, the annual difference is approximately $250–$500/year, compounding to $15,000–$25,000 over a 20-year retirement with appreciation. Does North Carolina have any property tax relief for 65+ buyers?
Yes — the NC Homestead Exclusion excludes the greater of $25,000 or 50% of appraised value from taxation for homeowners 65+ with income at or below $38,800 (2026). File Form AV-9 with your county tax office by June 1 of the first year. It does not require annual reapplication. The income limit is more restrictive than Tennessee’s freeze program — verify your income qualifies before counting on this exclusion in your budget.
Does NC tax Social Security?

What is the Brunswick Forest HOA — $2,000 or $8,000 per year?
Both figures are accurate for different sections. Brunswick Forest has a master HOA plus neighborhood-specific HOAs that vary by the services provided and the section. Typical total combined HOA runs approximately $3,800/year for a standard detached home, but some sections with full lawn care and premium services reach $7,000–$8,000, while others are closer to $2,000. Request the specific HOA breakdown for any neighborhood before assuming any number.
Does Riverlights have flood insurance requirements?
Some lots within Del Webb at Riverlights are in FEMA flood zones requiring mandatory flood insurance. The flood zone designation varies by specific lot — adjacent homes on the same street can have different designations. Run a flood zone determination on any specific address before making an offer. Flood insurance adds $1,500–$5,000+ per year for affected lots.

St. James is age-targeted — designed for and predominantly populated by adults 55+, but not HOPA-certified age-restricted. If you specifically need HOPA certification, verify current status directly with the St. James HOA before making any decision.
Which community has the best beach access?
