Every Birchwood purchase includes the Dulles Airport Impact Overlay District disclosure. This is a required notice — not a verdict on noise levels. Before you make an offer, visit the specific lot or unit location at different times of day to assess actual noise levels at that location. Noise varies significantly within the district.
If actual noise levels at the specific property are acceptable to you after site visits, do not let the required disclosure disclosure prevent you from making an offer. Many buyers have purchased at Birchwood with full knowledge of the disclosure and are entirely satisfied with their noise environment.
