Independence’s HOA covers everything most 55+ communities charge separately: lawn, snow, trash, and the full 24,000 sq ft Independence Hall including indoor pool, outdoor pool, fitness center, yoga studio, wet saunas, on-site bar and grill, grand ballroom with commercial kitchen, massage room, library, billiards, pickleball, tennis, walking trails, community garden, dog park, and all social programming. If you would spend $150–$170/month on gym, dining out, and wellness anyway, Independence’s effective premium over The Estuary’s $260/month HOA may be $30–$60, not $173.

Independence is built by Schell Brothers — a Delaware-based regional builder consistently rated above national production builders on construction quality, customer service, and warranty responsiveness. K. Hovnanian (Four Seasons at The Estuary) is a national builder with solid but more standardized production quality. In the Sussex County resale market, Schell Brothers homes have historically commanded a premium at resale. The builder provenance matters when you eventually sell.

The Indoor Pool Is a Winter-Use Multiplier

Delaware winters are real — outdoor pools close November through April, a 6-month gap. Independence’s indoor pool means year-round aquatic programming without driving to a public gym. Like all Millsboro-corridor communities, Independence is an inland beach-drive community. Rehoboth Beach is approximately 12–15 miles from the community — roughly 20–25 minutes in normal traffic, significantly longer on summer weekends. The bar and grill, indoor pool, and extensive social programming make Independence one of the most self-contained communities in the market. Buyers who will spend most of their social life inside the community can go weeks without needing to leave. Buyers who need a beach walkable from their door should look at Bay Crossing or the Lewes corridor instead.
