The Lodge Clubhouse

The Lodge is the anchor amenity at The Estuary — a full-service clubhouse built to serve a community planned for 1,200+ homes. Inside, residents have access to an indoor pool for year-round swimming, a fitness center, and dedicated space for the organized activities calendar that a community of this scale supports.

Pools

Both indoor and outdoor pools — the indoor pool extends swimming access through the Delaware off-season, which smaller communities without a covered pool cannot offer.

Fitness Center

On-site fitness center as part of The Lodge, covered under the HOA fee alongside all other clubhouse access.

Tennis & Pickleball

Dedicated courts for both sports — pickleball demand has grown steadily across 55+ communities nationally, and The Estuary’s courts reflect that.

Bocce Courts

On-site bocce courts as part of the outdoor recreation package.

What’s Included vs What Isn’t

The HOA fee covers lawn maintenance (mowing, edging, fertilizing, and irrigation upkeep in most sections), snow removal on community roads, and full access to The Lodge and all outdoor courts and pools. It does not cover individual home exterior maintenance beyond HOA-set standards, personal utility bills, homeowner’s insurance, or any special assessments the HOA board may levy for capital projects.

Ask for the reserve study before closingA community this size, still building out, depends on a well-funded reserve to avoid special assessments as shared infrastructure ages. Request the current reserve study and recent HOA board minutes before finalizing any purchase — new construction and resale buyers alike should verify this independently.
