Granville is one of the most charming small towns in Central Ohio — a New England-style village, home to Denison University, with a beautifully preserved brick downtown, independent shops, and a genuine college-town cultural life. The Courtyards of Glenshire is a very small Epcon community there, at roughly 30 homes — about the most intimate scale Epcon builds. For a buyer who wants the Granville lifestyle in a low-maintenance ranch, it is nearly the only purpose-built 55+ option in town.
Licking County is a different tax world — and 30 homes is a tiny association. Granville sits in Licking County, not Franklin or Delaware, so its rates and the Granville Exempted Village school millage follow their own schedule — do not assume the Columbus-suburb numbers apply. And at ~30 homes, this is the smallest association we cover: any major shared repair is split among very few owners, so the reserve study and special-assessment history matter more here than almost anywhere.
