But a price that far below the rest of the market almost always reflects a different ownership structure, and that structure is the single most important thing to understand before you buy.

Some of the most affordable 55+ communities are land-lease (lot-rent) communities, where you buy the home but pay a monthly rent for the lot it sits on. That changes everything: the lot rent can rise over time, a land-lease home can be much harder to finance and to resell, and it may not appreciate the way a fee-simple home does.
