The Retreat at Dustin
A finished, sold-out M/I Homes ranch community in Galena near Westerville. New construction is gone — this is now a resale-only enclave, which changes how you buy here.
The community
The Retreat at Dustin is an intimate M/I Homes ranch community in Galena, just north of Columbus and minutes from Uptown Westerville off State Route 3. Homes are single-level ranches from roughly 1,628 to 2,543 square feet — two to four bedrooms, finished basements, first-floor home offices, and first-floor owner’s suites that open through 12-foot sliding glass walls to screened porches, with private fenced backyards. The community is built around a shared wooded green with a clubhouse and pool, and the association handles lawn care and snow removal.
The location is a genuine convenience story: 10–15 minutes to Polaris Fashion Place and Tanger Outlets, close to Uptown Westerville’s shops and restaurants, and near several well-regarded golf courses. Galena offers a quieter, semi-rural feel while keeping the metro’s north-side amenities within easy reach.
This community is sold out — you buy resale or not at all. M/I has finished building here, so there is no new inventory and no builder incentives. You purchase when an existing owner lists, which means limited choice and timing you do not fully control. The upside is a finished, settled community with mature landscaping and an established association; the trade is that you take the home largely as-is, without new-build warranties or customization.
The real cost math
Galena is in Delaware County. Representative all-in monthly estimate for a resale home around $470,000:
| Monthly component | Estimate (~$470k home) |
|---|---|
| Property tax (Delaware County, ≈1.8% effective) | ~$705 |
| Association fee (lawn, snow, amenities) | ~$250–$320 |
| Homeowners insurance | ~$120–$160 |
| All-in, excl. mortgage & utilities | ~$1,075–$1,185/mo |
The honest take
The Retreat at Dustin suits the buyer who wants a finished, low-maintenance M/I ranch in a quiet Galena setting with quick access to Westerville and Polaris — and who is comfortable buying resale. The roomy floor plans with finished basements set it apart from the smaller Epcon footprints, appealing to buyers who want more space than a typical Courtyards home.
The honest cautions: it is resale-only, so inventory is thin and you wait for the right home. It is in Delaware County, so the higher tax rate applies (though Galena’s districts can run a touch below Powell’s Olentangy). And the association is small — request the reserve study before you buy. Compare it with Woodcrest Crossing and the Delaware-city communities for the right fit.
