Why New Construction Matters in This Market

Most of Arizona's most famous 55+ communities stopped building new homes years ago. Sun City original finished in 1978. Sun City West in the late 1990s. PebbleCreek largely finished its final phases in the 2010s. What the resale market offers for these communities is existing homes — sometimes updated, sometimes original vintage — rather than new construction.

For buyers who want new construction — fresh warranty, modern energy efficiency, no one else's renovation decisions — the options narrow significantly. The communities still actively building in 2026 are mostly newer, further-out developments where land was still available when the builder committed.

New construction in Arizona 55+ communities typically comes with a builder premium of 10–20% over comparable resale — you pay more for the warranty, the modern systems, and the ability to make selections. Whether that premium is worth it depends on your priorities and tolerance for construction noise in the years before the community completes.

Communities with Active New Construction in 2026

Sun City Anthem Merrill Ranch
Florence, AZ (Pinal County) · Del Webb / Pulte
$350K–$650K
Active — ongoing new phases

The most active new-construction 55+ development in Arizona in 2026. Located about 40 miles south of Phoenix in Florence — lower land costs translate to lower prices than Valley Del Webb communities. Full Del Webb amenity campus in progress. Caution: Pinal County infrastructure is still developing. This is a bet on future growth as much as a current retirement decision.

Province at Maricopa
Maricopa, AZ · Various builders
$280K–$480K
Active — new phases available

Active adult community in Maricopa, 35 miles south of Phoenix. Some of the lowest new-construction prices for a 55+ community in Arizona. Province Golf Club on site. The Maricopa distance from Phoenix is the main tradeoff — committed buyers who want value and new construction find this compelling.

Heritage at Asante
Surprise, AZ · Shea Homes
$380K–$650K
Late active phases

Shea Homes community in Surprise with active construction through the mid-2020s. Higher quality product than Province or Merrill Ranch. Surprise location benefits from established Northwest Valley infrastructure and Banner Del Webb Medical proximity. One of the better quality new-construction options in the Northwest Valley.

Trilogy at Wickenburg Ranch
Wickenburg, AZ · Shea Homes
$400K–$900K
Active — ongoing phases

Shea's most upscale ongoing development in Arizona. Equestrian center, Jack Nicklaus golf, ranch aesthetic. 60 miles from Phoenix. For buyers who specifically want the Wickenburg Ranch product, new construction is available. The isolation is a feature for this buyer, not a bug.

Alta at Verrado
Buckeye, AZ · Multiple builders
$380K–$650K
Active — part of Verrado expansion

Active adult section within the broader Verrado master plan. Newer than Victory at Verrado. Modern floor plans and design standards. Access to Verrado Golf Club and Main Street. One of the more attractive new-construction options in the West Valley for buyers who want Verrado's design philosophy.
