Arizona 55+ Resale — Inspection Checklist
Most Arizona 55+ community homes are 10–45 years old. The desert climate creates specific failure modes that buyers from cooler climates do not anticipate. Here is what matters most — and what costs the most when missed.

Arizona HVAC systems work harder than anywhere else in the country. A unit that runs June–September at 110°F+ is equivalent to 2–3 years of normal climate service per year. Units over 12–15 years old in Arizona are near or past end of life. Get the model number, check the manufacture date (on the unit itself), and ask for recent service records. If it is 12+ years old, budget for replacement or negotiate accordingly. A replaced unit should have documentation.
Federal Pacific Stab-Lok and Zinsco panels were common in 1960s–1980s construction and are known fire hazards. Identify the panel manufacturer before closing. If it is a Stab-Lok or Zinsco, factor panel replacement into your offer or require it as a condition. Modern homes should have at least 200-amp service — older 100-amp panels may need upgrade for modern appliance loads.
Galvanized steel pipes corrode from the inside out and are common in pre-1980s Arizona construction. Signs: low water pressure, rust-colored water, visible corrosion at fittings. Ask explicitly whether the home has been repiped and with what material. Copper or PEX is acceptable. Galvanized is a significant liability. Polybutylene pipes (common 1978–1995) also have known failure issues — verify pipe material.
Arizona roofs age faster than in cooler climates due to UV intensity. Built-up tar and gravel roofs (common on 1960s–1980s homes) have 15–25 year typical lifespans. Tile roofs last longer but require underlayment replacement every 25–30 years. Get the roof age from permits or the inspector. Walk away from any seller who cannot provide roof documentation on a home over 20 years old.
Arizona heat destroys window seals faster than any other climate. Check for fogging between panes on double-pane windows — this indicates failed seals and lost insulative value. Count the windows with seal failure and factor the cost to replace. Single-pane windows on older homes are significant energy cost drivers in a desert climate.
Expansive Arizona soils cause settling in older homes. Look for diagonal cracks running from the corners of door and window openings — these are classic signs of soil movement. Minor cracks are normal; large cracks (1/4 inch+) or doors that do not close properly warrant a structural engineer evaluation before purchase.
Pull Maricopa County or the relevant county permit records for any home that has been expanded or remodeled. Unpermitted additions — Arizona rooms, garage conversions, additions — can create problems at resale and may require removal or retroactive permitting. Verify that the square footage in the listing matches permitted records.
Water heaters in Arizona have a 8–12 year typical lifespan under hard water conditions. Check the unit age. An 8+ year old water heater in an Arizona home should be budgeted for near-term replacement. Tankless systems have been installed in many updated Arizona homes — verify they are properly sized for the household.
Many Arizona 55+ homes have pools. Pool inspection requires a specialized pool inspector — not just the general home inspector. Verify: pump and motor age, filter condition, plaster or pebble finish condition, coping and tile integrity, auto-fill valve function, and electrical bonding compliance. Pool resurfacing runs $5,000–$12,000.
Homes built before 1978 may contain lead paint and asbestos-containing materials (popcorn ceilings, floor tiles, pipe insulation). Neither is a deal-breaker if undisturbed — but both require disclosure and can affect financing. If renovation is planned, testing is essential before any disturbance.
