Spa, resort quality matters
Trilogy — Trilogy Vistancia or Encanterra. The Kiva Club spa and AlgaVita Spa are the best resort amenity infrastructure of any Arizona builder. You pay for it ($250–$450/mo HOA) but you can see the difference when you visit.
