What to Ask About Golf Before You Buy

Included vs. Opt-In

Some communities include golf in HOA. Others have a base HOA plus a separate golf membership. Know which you're buying — and whether non-golfers pay a lower rate.

Course Condition

27-year-old courses can be immaculate or tired. Visit in person, play a round if possible, and ask residents — not the sales office — about maintenance quality.

Tee Time Availability

A community with 18 holes and 4,500 active adult residents can have tee time competition. Ask how far in advance morning tee times book in winter months.

Course Difficulty

Executive courses (par 60–66) are shorter and easier. Championship courses (par 70–72) challenge all levels. Match the course to where your game will be in 10 years, not today.
