The Honest Inspection Checklist for 50–65 Year Old Homes

Sun City homes are old. That is the defining reality of buying here. The RCSC amenity infrastructure is well-maintained and regularly updated. The homes themselves are as maintained as the previous owner chose to make them. Here is what every buyer must verify:

HVAC System
How old is it? Arizona HVACs work hard. A 2010 unit in a hot climate has roughly the same remaining life as a 2018 unit in Virginia. Anything over 12–15 years old is a near-term replacement.
Electrical Panel
Federal Pacific Stab-Lok panels were common in 1960s–70s construction and are a known fire hazard. Confirm the panel brand. If it is Stab-Lok, budget for replacement ($3,000–$5,000).
Plumbing
Original galvanized steel pipes corrode from the inside out. Many Sun City homes have had replumbing — confirm whether it has been done and with what material (copper or PEX preferred).
Roof
Built-up tar and gravel roofs were standard in this era. Age and condition are everything. A 10-year-old re-roof is fine. A 25-year-old original roof is a negotiating point or a deal-breaker.
Window Seals
Arizona heat destroys window seals. Check for fogging between panes on double-pane windows — that indicates failed seals and reduced insulation value.
Permit History
Pull Maricopa County permit records for any expanded or remodeled home. Unpermitted additions cause problems at resale and may require removal or retroactive permitting.
Foundation
Arizona expansive soils cause settling. Look for diagonal cracks from door corners — a common sign of soil movement. Minor settling is normal; significant cracks warrant a structural engineer.
Popcorn Ceilings
Pre-1978 homes may have asbestos-containing popcorn ceilings. If present and undisturbed, not necessarily a problem. If being removed, must be tested first.
