The community sits close to the Surprise Recreation Campus, the Kansas City Royals and Texas Rangers spring training facilities, and the RCSC-adjacent network of Sun City West amenities that Surprise residents can access.
The community draws buyers who want the Northwest Valley's value pricing and proximity to established Sun City West without committing to RCSC fees or Sun City West's older housing stock. Homes here run newer than much of Sun City West, and the HOA is notably lower than RCSC transfer costs.
Honest note: Surprise Farms does not have its own golf course. Residents use nearby public and semi-private courses — Granite Falls Golf Club and Legacy Golf Club are both within 10 minutes. For buyers where golf is secondary to value and location, this is not a significant drawback. For serious golfers, the lack of an on-site private course is real.
