What Wellspring at Tamarron Is

Wellspring at Tamarron is a 109-home gated 55-and-older community inside the Tamarron master-planned development in Katy, Texas — in Fort Bend County approximately 30 miles west of downtown Houston off I-10. Built between 2016 and 2020, all homes are resale today. The community offers single-family homes with two to three bedrooms in the $200,000 to $300,000 range — one of the more affordable 55-plus options in the Fort Bend West corridor, priced below Del Webb Sweetgrass and well below Bonterra at Cross Creek Ranch.

Tamarron is a large Johnson Development master plan with community amenities including pools, parks, and trails available to all Tamarron residents. Wellspring's gated 55-plus section accesses a private clubhouse in addition to all Tamarron master amenities. The combination of a lower price point and master-plan infrastructure makes Wellspring an underexposed option in the Katy corridor that buyers often overlook when comparing communities.

Property Tax and HOA

Fort Bend County combined effective rate is approximately 1.9–2.5% depending on the specific MUD district. Tamarron sits in an active Fort Bend County MUD — verify the current rate for any specific Wellspring address at fbcad.org. Katy ISD serves the community. The 65-and-older school tax freeze permanently caps the Katy ISD portion once filed with Fort Bend CAD. Wellspring homes built 2016–2020 carry MUD bonds that are partially active but more retired than brand-new developments like Del Webb Sugar Land at Ryehill. Verify current HOA fees directly with the Wellspring HOA — contact information is available through Fort Bend CAD.

Flood Zone

Tamarron sits in the West Katy corridor generally considered Zone X for most parcels. However, Fort Bend County's MUD-heavy development history means specific parcel verification matters. Look up any Wellspring address at msc.fema.gov before making an offer. Harvey caused flooding in some Katy-area communities; ask for the seller's Texas flood disclosure form.
