At 65, you may feel decades away from needing accessibility features. At 75 or 80, a main-level primary suite, a zero-entry shower, and a garage with a level entry to the kitchen are not luxuries — they are what keeps you in your home instead of moving again. Choosing these features now is significantly less expensive than retrofitting them later.
For aging in place, the single most important feature is a primary bedroom and full bath on the main level — eliminating daily stair dependence. After that: zero-entry or low-threshold shower stalls (not tub-shower combos requiring a step over), 36-inch doorways throughout (ADA-standard width for wheelchairs and walkers), open-concept kitchen and living areas without narrow passages, and a garage entry to the main living area that is level rather than stepped. Both Del Webb and Toll Brothers incorporate many of these features as standard in their 55+ designs — Van Metre and Miller Smith offer them as plan options.
At the pre-drywall walkthrough in new construction, ask the builder to add blocking in bathroom walls at standard grab bar heights — even if you are not installing grab bars now. Blocking (reinforced backing within the wall framing) costs $200–$400 at construction and is invisible behind drywall. Adding grab bars later requires expensive wall reinforcement or finding studs for secure mounting. Blocking for grab bars is the single highest-value aging-in-place investment you can make at the pre-drywall stage.

Identifying which hospital and which specialist network serves your community — and confirming that your current physicians have privileges there — is part of the community selection process for buyers managing ongoing health conditions.
As noted in the guest policies guide, all Northern Virginia 55+ communities should have a caregiver accommodation process under HOPA. But the ease of that process varies. If you have a family member who may need to move in as a caregiver in the future, ask the HOA about their specific accommodation process before buying — not after. A community with a clear, well-documented caregiver accommodation policy is meaningfully better positioned for your long-term needs than one where the process is unclear or burdensome.
