Resident-Run vs Professionally Programmed

Northern Virginia 55+ communities fall into two categories for activity programming: those with a full-time professional activities director (Potomac Green / Del Webb model) and those that rely primarily on resident volunteers to organize clubs and activities (Heritage Hunt, Regency, Dunbarton, and most others).

Both models work — but they work differently. Professionally programmed communities have consistent, reliable daily calendars that do not depend on any individual resident's energy or availability. Volunteer-run communities have programming that reflects what residents actually want to do, is more organic in character, and can be highly active when the community has engaged residents driving it.

Activities at Scale

With 1,863 homes, Heritage Hunt supports a volume of clubs and activity groups that smaller communities cannot match simply due to population. There are enough residents interested in any given activity to form a viable group. Heritage Hunt typically has active clubs for: pickleball (extremely active), tennis, golf, bridge and card games, fitness classes, water aerobics, arts and crafts, photography, book clubs, travel groups, gardening, and many more.

The challenge at Heritage Hunt is discoverability — in a community of 1,863 homes, knowing what clubs exist and how to join them takes effort. New residents who are proactive about attending clubhouse events and introducing themselves typically find their people within a few months.

How to Evaluate Social Vitality

• Ask to see the current month activities calendar — count the events and note whether they are scheduled for weekday mornings (when most retired residents are available).
• Visit the fitness center at 9am on a weekday — is it being used? Empty fitness centers at prime morning hours signal low resident engagement.
• Ask how many pickleball courts there are and whether they are reservable or first-come — pickleball demand is the single best proxy for overall community social activity in 2026.
• Ask whether the community has a resident directory or portal — communities with active digital communication tend to have more active social programming.
• Ask a resident: what is the one activity or club you are most glad you found here?
