Knoxville / East Tennessee — Tellico Lake

Tellico Lake is the defining asset of the East Tennessee retirement market: 16,000 acres with 357 miles of shoreline, created by the Tellico Dam on the Little Tennessee River in 1979. Two 55+ communities are built directly around it. Tellico Village (Loudon County, ~5,000 homes) runs $200K–$800K+ with roughly $180/month HOA and an effective property tax rate near 0.55%. Rarity Bay (Monroe County, ~1,600 homes) is gated with golf and direct lake access, running $250K–$700K with roughly $220/month HOA.

Tennessee has zero state income tax on any income category — Social Security, pensions, and IRA withdrawals — and a property tax freeze program for qualifying residents 65+. Combined with the insurance advantage over coastal markets described above, East Tennessee is the strongest all-around financial case among the lake markets on this list.

Las Vegas / Henderson — Del Webb at Lake Las Vegas

Del Webb at Lake Las Vegas is a PulteGroup lakefront resort community in southeast Henderson, priced $500K–$900K with roughly $295/month HOA — the only community on the Las Vegas market hub explicitly built around lake frontage, distinct from the desert-golf product that defines most of that market’s other 27 communities. It sits about 35 minutes from both the Strip and Harry Reid airport, with St. Rose Dominican roughly 20 minutes away.

The broader Las Vegas financial case still applies here: Nevada has no state income tax, and Clark County’s effective property tax rate runs approximately 0.5–0.6% with a 3% annual increase cap for primary residences. Buyers drawn to Lake Las Vegas are typically choosing a resort water setting inside a desert market rather than a natural mountain lake — a meaningfully different feel from Tellico Lake or the Ozarks-adjacent Kansas City communities, worth weighing before you compare price tags directly.

Kansas City — Raintree Lake & Blue Springs Lake, Lee’s Summit

Lee’s Summit, Missouri (Jackson County) has two communities with genuine lake proximity. The Fountains at Raintree Lake (176 homes, $300Ks–$400Ks) is built around Raintree Lake itself, with 17 acres of common space and 2 miles of walking trails; HOA covers lawn, snow, irrigation, and trash. The Villas at Summit Ridge (71 attached villas, $200Ks–$300Ks) is the most affordable 55+ entry point in Lee’s Summit and sits a half-mile from Blue Springs Lake.

Both communities are in Jackson County, which carries the highest effective property tax rate in the KC metro (~1.10%) but also offers Missouri’s SB 190 senior property tax freeze — apply once at 62+ with no annual renewal required. Missouri also fully exempts Social Security from state income tax as of 2024. This is the most affordable of the three markets on this list, and the one where "lake" means a smaller, neighborhood-scale amenity rather than a 16,000-acre reservoir or a resort development.

Markets We Left Off This List — and Why

  • Denver, CO — our Denver market hub research covers 14 verified communities in depth, but none of them are built around a lake or reservoir. The Denver hub's water-related content is limited to hail-insurance cost, not lake access, so we did not manufacture a lake angle that isn't there.
  • Reno / Northern Nevada — Lake Tahoe is a well-known regional draw, but our Reno market hub does not document any of its seven 55+ communities as lakefront or lake-adjacent; the only "Tahoe" reference on that page is Carson Tahoe Health, a hospital name, not the lake itself. Until we can verify a genuine Tahoe-adjacent community, we're leaving Reno off this list. (verify with future research)
  • Ocala, FL — the Ocala hub covers 40+ communities, several with "Lake" in the name (Highland Lakes, Lakeside Landings, Arbor Lakes) or in the surrounding county name (Lake County), and one — Harbor Hills Country Club — is tagged with on-site marina access. But none of these carry a documented lake name, acreage figure, or water-access price premium the way Tellico Lake, Lake Las Vegas, or Raintree Lake do.
