The Capital Contribution — What It Is and When You Pay It

Heritage Hunt charges a capital contribution of approximately $4,800 at closing — paid by the buyer, credited to the HOA reserve fund. This is not part of your mortgage or down payment. It is a separate closing cost that must be paid at settlement in addition to your other closing expenses. Budget for it early — buyers who discover it late in the transaction occasionally need to recalculate their cash-to-close number.

HOA Fee History and Reserve Fund

Heritage Hunt's HOA fee has increased modestly over the years as the community ages and maintenance costs rise. This is normal and expected for any mature community. What matters to a buyer is whether the reserve fund is adequately funded to handle major capital expenses — road resurfacing, clubhouse mechanical systems, pool repairs, common area infrastructure — without needing a special assessment.

Request the most recent reserve study and operating budget as part of your due diligence. A well-run association shows a reserve funded at 60–80%+ of the recommended level. Below 50% is a risk factor. Our team pulls HOA financials for every Heritage Hunt buyer as part of standard due diligence review.

Golf at Heritage Hunt — HOA vs. Golf Membership

The Arthur Hills 18-hole golf course at Heritage Hunt is managed separately from the HOA. Residents have the option to purchase golf memberships — they are not automatically included in the HOA fee. Golf membership tiers, pricing, and availability should be confirmed directly with the golf course management. Non-golfers are not affected by this distinction; the HOA amenities are fully accessible regardless of golf membership status.

HOA Rules That Buyers Frequently Ask About

Short-term rentals (Airbnb, VRBO) are prohibited. Long-term rentals are permitted with restrictions — minimum lease terms and HOA notification required. Exterior modifications require architectural review committee approval before work begins. Pet policies include number and weight limits — confirm current rules with the management company. Guest stays are permitted within the HOA's defined time limits.

HOA Fee Listed in MLS Is Often Outdated

MLS listing data for HOA fees is entered by agents and is frequently not updated when fees change annually. Always confirm the current HOA fee directly with the Heritage Hunt management company before finalizing your offer — do not rely on the number in the listing.
