Properties within the overlay district require a specific disclosure to buyers — builders and sellers are required to inform buyers that the property is within the district.

The overlay district is a planning designation — not a guarantee of specific noise levels. Noise levels vary significantly within the district depending on the property's location relative to flight paths, the aircraft types using those paths, and time-of-day patterns. The disclosure tells you the property is within a potentially affected area; it does not tell you how much noise you will actually experience.

Northern Virginia 55+ and the Overlay District

Potomac Green, Regency at Ashburn, and Belmont Greene are in Ashburn and may also be within or near the overlay district depending on specific location. The Heritage Hunt and Regency at Dominion Valley communities in Prince William County are generally not affected by Dulles noise patterns.

What to Do If You Are Considering Birchwood

• Visit the specific site at different times of day. Dulles flight patterns vary by time of day and direction. A visit at 8am on a weekday may show very different noise levels than a visit at 7pm. Visit at least twice at different times before deciding.
