As of 2026, Birchwood at Brambleton (Ashburn, Loudoun County) is the only Northern Virginia 55+ community with active new construction. Miller & Smith continues to build Miraval elevator townhomes and courtyard homes within the community. All other communities — Heritage Hunt, Regency at Dominion Valley, Potomac Green, Dunbarton, Four Seasons, River Ridge, Liberty Grove, Lansdowne Woods, Regency at Ashburn, Belmont Greene — are fully built out and resale only.

Why Some Buyers Specifically Want New

• Builder warranty. New construction typically comes with a 1-year workmanship warranty, 2-year mechanical systems warranty, and 10-year structural warranty from the builder. Resale homes have no builder warranty — you are relying on home inspection and seller disclosures.
• Modern floor plans. 2020s construction reflects how people actually live — open concepts, larger primary closets, main-level living designed for 55+ from the ground up. 2000s construction was not always designed with aging-in-place in mind.
