How to Set Up a Productive Tour

A community tour is most valuable when you have already done basic research — you know the price range, the HOA fee, and the basic amenity package. The tour is for the things you cannot learn from a website: the feel of the clubhouse at 10am on a Tuesday, whether the fitness center is crowded, how the streets and common areas are maintained, and whether the residents you encounter seem genuinely happy there.

Schedule your tour for a weekday morning if possible — you will see the community in its natural daily state rather than dressed up for a weekend open house. Arrive a bit early and just drive the streets before your formal tour.

The Non-Verbal Signals

  • Common area maintenance — are the streets, landscaping, and community buildings well-maintained? Deferred maintenance on common areas is a reserve fund warning sign.
  • Clubhouse at real-world time — is it being used? Empty amenity spaces at 10am on a weekday are a social vitality signal.
  • Resident interactions — do residents greet each other? Stop to talk? The social fabric of a community is visible in 30 minutes of observation.
  • Fitness center equipment — is it modern and well-maintained, or dated and showing wear?
  • Pool condition — clean, well-maintained, evidence of active use?
  • Road and parking lot condition — cracked pavement and faded striping can signal deferred capital maintenance.

Ask a resident, not the sales office

The best information comes from people who live there. Ask a resident you encounter: what do you wish you had known before you moved in? What is the one thing you love most? What is the one thing that surprised you negatively?

Ask about the HOA board and management

Is the HOA professionally managed or self-managed by residents? How often does the board communicate with residents? Have there been any special assessments in the last five years? These questions surface management quality that does not show up in marketing materials.

Ask about the social calendar specifically

Ask to see the current month activities calendar. Count how many events are listed. Ask which events are consistently well-attended vs which ones struggle for participation. A robust calendar with active participation signals social vitality.

Ask about the demographic mix

What is the age range of current residents? Are most residents retired full-time, or do many still work? Do residents tend to be longtime Northern Virginia locals, or do many come from out of state? The demographic mix shapes the community culture significantly.
