Base price ≠ closing price. Every plan listed below starts at Del Webb's published base price. After the design center appointment — where you select structural upgrades (sunroom, extended garage, third bedroom, finished basement) and finish selections (flooring, counters, cabinets, appliances) — buyers typically add $25,000–$75,000+ to the base. Budget from your design center total, not the marketing floor. All prices below are approximate starting points as of mid-2025 and subject to change without notice.
The Garden series includes Bellwether's most compact and entry-level plans. Some Garden plans are attached (sharing a wall), which brings lower base prices and reduced individual lot maintenance. Right-sized for buyers who want the Bellwether community and amenities without the larger footprint or price of the detached series.
The Classic series is Bellwether's most popular tier — detached single-family homes with full 2-car garages, 1,683–1,936 sq ft, and the structural option choices most buyers want. All Classic plans are single-story with optional second-floor additions. This is where most Bellwether buyers land.

The Estate series offers Bellwether's largest homes — up to 1,936+ sq ft on the main floor with full basement and optional second floor, larger homesites, and the broadest structural option set. Blue Rock or Passport in the Garden series. You're in the community with access to all amenities at an all-in price of $450K–$500K. The footprint is smaller but the Bellwether lifestyle is identical regardless of plan.
