People lump "Nevada retirement" into one bucket because of the tax story. But Reno and Las Vegas are 440 miles and about 2,500 feet of elevation apart, with opposite climates and very different markets. The tax case is genuinely identical — so it shouldn't be your deciding factor. Everything else should.
| Reno / Northern Nevada | Las Vegas / Southern Nevada | |
|---|---|---|
| State income tax | 0% | 0% (identical) |
| Property tax mechanics | 35% assessment, 3% cap, ~$3.66/$100 Reno | 35% assessment, 3% cap, ~$3.3/$100 Clark Co (identical structure) |
| Elevation | ~4,500 ft (valley) — higher in foothills | ~2,000 ft |
| Climate | Four seasons, hot dry summers, cold snowy winters | Hot desert — 110°F+ summers, mild winters, almost no snow |
| Summer | Warm days, cool nights, low humidity | Extreme, prolonged heat |
| 55+ inventory | Limited — ~7 genuine communities | Vast — Sun City Summerlin, Sun City Anthem, dozens more |
| Home prices | Higher for the region | More options at lower price points |
| Recreation | Lake Tahoe ~45 min, skiing, hiking, four-season outdoors | Entertainment, golf, Strip, Lake Mead |
| Main climate downside | Winter, snow, wildfire in foothills | Brutal summer heat, water-supply pressure |

Talk to a Specialist →Where Las Vegas wins
- Inventory and price. Far more 55+ communities at more price points — if selection and affordability top your list, Vegas wins outright. (See our Las Vegas 55+ research.)
- Mild winters. No snow, no scraping, no slope driving.
- Big-city amenities and a major airport hub.
Where Reno wins
- Summer livability. Cooler, drier, with cool nights — no three-month 110°F siege.
- Four seasons and Tahoe. Genuine fall color, spring, skiing 25–30 minutes away, the lake 45.
- Academic-grade healthcare for a mid-size metro (Renown). See healthcare guide.
- Smaller, calmer than Vegas if the Strip energy isn't your thing.

The honest caution either way
Both are desert-state markets with real climate trade-offs. Reno's is winter and foothill wildfire; Vegas's is heat and long-term water. Neither is "Florida with no income tax." If your whole goal is to never deal with cold again, we'll tell you to look at Vegas — or at the Sunbelt markets we cover elsewhere — rather than talk you into Reno. That's the point of doing the research honestly.
Genuinely torn between the two?
